- Be skeptical of the lowest bid. In roofing as in life, the old adage holds true: you get what you pay for. Choose professionalism, reputation, quality of workmanship and materials first.
- Insist upon a written contract and examine it for work and payment procedures.
- In the case of an insurance claim, make sure that the contract is contingent upon insurance payments and details any upgrades and other financial obligations in writing.
- Make sure that the contract itself details your right of cancellation within 72 hours (or the period established by state law) and clearly sets forth in detail both your and the contractors' rights, duties and responsibilities.
- Check for a permanent place of business, tax ID number, and when required, a business license.
- Insist upon verifying general liability and Workers Compensation Insurance. Laws vary by state. In Texas, Workers Compensation is not required and is very expensive, so most contractors do not carry it. Don’t let them convince you that workers comp is not necessary – it protects you and your property from a lawsuit.
- Look for a company with a proven track record utilizing a variety of products and services in both residential and commercial settings.
- Review the contractor’s previous work history and ask for references. A solid contractor will be happy to provide you with references.
- What happens if you’re unsatisfied with the work? Or your new replacement roof doesn’t stand up to the first serious storm? How your contractor responds with an unhappy customer is a good indicator of overall professionalism.
